The Operator is not registered for VAT. These terms form part of the accommodation agreement for Oáza medzi bukmi near Hrochoť. By making a booking, the customer confirms that these terms were made available to them.

2. Booking, price and cancellation

A booking becomes binding only after confirmation by the Operator and fulfilment of the payment conditions stated in the booking confirmation. The price, included services, due date, date changes and cancellation are governed by the current conditions published at www.oazamedzibukmi.sk and communicated before confirmation. The version effective when a particular booking is concluded applies to that booking.

For accommodation booked for a precisely agreed date, consumers do not have the statutory right to withdraw from the contract within 14 days without giving a reason. Cancellation is governed by the published cancellation conditions.

3. Nature of the accommodation and stay

Oáza medzi bukmi is an experience-based treehouse accommodation approximately six metres above the ground and directly in a forest. Access from the parking place involves a walk of approximately 900 metres along a forest track. Guests acknowledge the natural forest environment, changing weather, possible movement of the structure in the wind, and the presence of insects and wildlife.

Only persons included in the booking may stay, up to the permitted capacity. Guests must protect the property and natural surroundings, keep the accommodation tidy, and use equipment and fire only as instructed. The person making the booking must inform all other guests of these terms.

4. Guest safety

The treehouse is elevated accommodation in a natural environment. Guests must follow all safety instructions issued by the Operator.

Extra care is required on the stairs and terrace, particularly in rain, snow or icy conditions. Climbing on railings, the roof, the structure or surrounding trees, and leaning dangerously over edges, is prohibited.

Children may use the terrace and stairs or be near the gas hob and firepit only under appropriate adult supervision.

During strong wind, storms, ice, falling branches, fire risk or another hazard, guests must follow the Operator's instructions, including an instruction to leave the property.

The single gas hob may be used only as instructed. If gas is smelled or a fault is detected, do not use it; close the supply if possible, ventilate the space and contact the Operator.

A fire may be lit only in the designated firepit and only when conditions allow. It must never be left unattended and must be fully extinguished before departure.

Any damage to the stairs, railings, structure, electrical equipment or gas equipment must be reported immediately, and the affected item must not be used.

5. Cancellation or interruption for safety reasons

The Operator may postpone, cancel or interrupt a stay when weather, technical, forestry or other circumstances prevent safe accommodation. If the guest did not cause the situation, the Operator will offer a reasonable alternative date or refund the price of the unprovided part of the service.

6. Damage and liability

Guests are responsible for damage caused by a breach of their obligations and must report it without delay. The Operator is liable for guests' belongings and other damage to the extent required by applicable law. Liability for damage caused solely by a guest's culpable breach of safety instructions or improper use of equipment is determined by law.

The Operator may end a stay in the event of a serious or repeated breach of safety rules, damage to property or nature, exceeding capacity, or serious disturbance. Statutory consumer rights remain unaffected.

7. Complaints and dispute resolution

Any defect should be reported without delay during the stay. A complaint may be submitted to stromodom@oazamedzibukmi.sk or in writing to the Operator's address and will be handled under applicable law. If a consumer dispute is not resolved through a request for remedy, the consumer may use alternative dispute resolution under Slovak Act No. 391/2015 Coll.; the residual competent body is the Slovak Trade Inspection.

8. Privacy information

The Operator processes the guest's name, contact details and information relating to the booking, payment and communication for the conclusion and performance of the contract, compliance with legal obligations, and the establishment or defence of legal claims. Where necessary, data may be disclosed to accounting, IT, hosting, booking or payment service providers and public authorities. Data is retained only for as long as needed for these purposes and at least for any period required by law or needed for legal claims.

The name and email address of a person who successfully submits the booking form are stored in a secured contact register to handle the enquiry and related communication for no longer than three years after that person's most recent enquiry. Automated encrypted backups are rotated, and backups older than 90 days are removed when the register is used. After the applicable period, the data is removed from the register unless continued retention is necessary to comply with a legal obligation or to establish or defend legal claims. Submitting the booking form does not constitute consent to receive marketing messages.

Depending on the circumstances, the data subject has rights of access, rectification, erasure, restriction, objection and data portability, and may withdraw consent at any time. Rights may be exercised at stromodom@oazamedzibukmi.sk. A complaint may be submitted to the Office for Personal Data Protection of the Slovak Republic. Data required for a booking and legal obligations is necessary to enter into or perform the contract. The Operator does not use automated individual decision-making or profiling for bookings.

9. Final provisions
